How Often Does a Green Valley Flat Roof Need to Be Recoated?

Usually, flat roofs in Green Valley should be recoated every 5-7 years if they were previously recoated the correct way with at least one gallon of coating per 100sqft per coat put on the roof. Unfortunately, many roofers do not go by that calculation and they simply “guess” at it. At DSR Roofing, I ensure my guys apply the correct amount of material because it is put into your contract and it is put in their work order.

Why Doesn’t Roof Coating Last Longer Than 5-7 years?

The reason a roof coating doesn’t last much longer is that the sun here is brutal on a roof, and the coating slowly oxidizes and gets thinner every summer until finally the roof coating is thin enough to potentially expose the black roof paper. Hopefully, you are getting your roof coated before the tar paper shows through. When roof coating oxidizes, the top layer of the coating dries out and crystalizes and becomes chalky. If you have ever rubbed your hand across a painted garage door and some of the faded paint comes off onto your hands, you know what roof coating oxidation looks like. Eventually, the oxidation thins the coating and as a homeowner it is your duty to add more coating on top.

Can I get my Green Valley Roof Coating to Last Longer?

You can get your roof coating to last longer by applying a higher-grade coating. At DSR Roofing we typically offer two acrylic coating options. Our “Good” option is two coats of TRC-7000 roof coating. Two coats of this coating, applied at one gallon per 100sqft per coat, should last 5-7 years on most roofs. Our “Better” option is two coats of TRC-10,000 roof coating. The TRC-10000 has resins as a filler which makes it a bit more expensive, but much stronger. This coating can last 8-10 years before needing another recoating. Finally, for most roofs we can offer the “Best” option which is two coats of TRC-10,000 coating with a polyester base applied with primer. This option should last approximately 12-14 years before needing to be coated.

Is 100% Silicone Coating A Good Long-Term Roof Coating?

Yes, silicone can last your roof a very long time. In fact, it could last 30-50 years if applied correctly and to the proper roof. I don’t recommend silicone very often. There are drawbacks for silicone. First, it is very expensive and according to the manufacturer’s label, you need just as much coating as you need with acrylic coatings. Silicone coatings can cost 3x more than regular coatings. Unfortunately, many of the roofing contractors that are selling silicone options skimp on the materials and in doing so they put roofs in jeopardy of needing replaced in the future. Once a roof is siliconed, it must stay silicone. You cannot apply any other coating. Nothing sticks to silicone so repairs can end up leading to replacements if they are extensive.

I remember visiting a man’s home in Green Valley Desert Meadows. He was selling his home and was told he needed to recoat the roof as part of the sale. What he didn’t realize was that the previous roofers barely used enough silicone and the roof needed another very thick coat of silicone roof coating. To do the roof correctly, the bid was extremely high and he lost a few thousand dollars profit on the sale.

If you are considering silicone for your flat roof in Green Valley, give us a call. We will tell you the truth and let you know if your roof is a good candidate for silicone. We will also give you other options to look at that may save you money and give the same peace of mind.

What Should I Look For When Inspecting My Flat Roof Coating?

If you are a DIY’er and want to inspect your roof, there are some tell-tale signs that your roof needs some TLC. Here’s what you can look for, or what we’ll show you in photos if you’d rather not climb up there:

  • Chalky or faded coating. If you rub your hand on it and it comes off white, the top layer is breaking down and it oxidized. That usually means the roof coating is 3+ years or more in age.
  • Cracks around scuppers, vents and the edges. These are the spots where the roof moves the most when it heats up and cools down (thermal expansion). These micromovements lead to small cracks in the coating that grow rapidly in the summer. Believe it or not, 90-95% of leak calls we receive come from scuppers! Look for pin holes, minor cracks, in and around the edges of the scuppers.
  • Roof paper showing through. Once you can see the black felt because the coating is lifting up, it is time to get your roof coated. Unfortunately, this is a sign that you waited too long.
  • Blisters or bubbles. Half-circle blisters usually mean somebody coated the roof when it was damp or you have a condition called “gassing.” If the bubbles are uniform across the roof and not in areas where water may reside, it may be roof gassing issues. Older roofs that have been coated numerous times sometimes lose their ability to allow the gases inside the house to escape through the coating. When this happens the gases don’t make it quite through the coating and push it up in areas causing blisters. This is more common in roofs that are older or have granulated capsheet that has been coated.
  • Water sitting on the roof days after a storm. Ponding water breaks coating down faster, so those areas wear out first. The roofing industry standard is that all ponding water should evaporate within 48 hours after a rain in normal drying conditions.
  • Soft spots on the roof. Soft spots generally show up if a crack has been left open long enough for the wood to rot. This generally takes months to occur. Some older roofs will have a “spongy” feel in some areas and that is normal. You can tell if it is wood rot if you hear a crackling sound when you press down on it. That crackling sound is rotted wood.

A wood rot repair we did in Green Valley in March 2026, from start to finish over two days.

Here’s a story about blisters. Many years ago we coated a roof in Canoa Hills and the roof was covered with granulated capsheet. The capsheet was in good condition and had been previously coated. After about six months the homeowner called us and said the roof had blisters. We went out under warranty and cut out the blisters and patched them. In another six or seven months the homeowner called again about blisters. That’s when we discovered what roof gassing was about. That roof will continue to “gas” which will cause blisters. There comes a time when a roof needs to be replaced because the material no longer functions the way it should.

What Does Roof Coating Cost in Green Valley?

Most roofs in Green Valley can be coated with Tucson Rubberized 7000 with two coats and it will cost between $100-$125 per roofing square (100sqft). That means a 2000sqft roof will cost between $2000-$2500 for two coats of TRC-7000. The better coatings are more expensive. Typical add-ons include fascia and wood repairs, a primer coat, a full polyester fabric application, or upgrading to the TRC-10000 acrylic coating or 100% silicone coating. The cost of coating your Green Valley flat roof comes down to the size of the area being coated (the square feet of the roof and roll up) and how many coats you want to put on the roof. At DSR Roofing, we always apply our coatings the way the manufacturer requires for its material warranties and that is a minimum of one gallon per 100sqft per coat. We will put that in writing in your contract!

A few things move the price up:

  • Wood repairs. Sometimes a roof may need some wood repairs. Prices can vary depending on the nature of the repairs.
  • Extensive Scraping and Patching. Roofs that have been neglected often need a little more TLC. This requires more scraping and patching than the typical roof. That, of course, is more labor which costs more.
  • Primer Coat Needed. If a roof coating is very aged and is peeling and exposing the underlayment a primer coat may be needed so that it protects the underlayment.
  • Skylights. DSR Roofing repairs cracked or broken skylights. The price varies but averages around $350 per skylight.
  • Fully Polyester Fabric Application. A roof that is in poor condition but the underlayment still adheres properly to the decking can sometimes be completely covered with polyester fabric instead of being replaced.

Should I Recoat, Repair, or Replace My Flat Roof?

Most Green Valley flat roofs can be recoated, and we’ll only tell you to replace it if the roof underneath has actually failed. The decision depends on what’s under the coating, not how the surface looks.

  • Recoat when the base material on the roof is solid and adhering to the decking properly. There is little to no wood rot and the problems are limited to old coating, surface cracks and worn seams.
  • Repair only when most of the coating is still in good shape and just a few scuppers, seams or vents are leaking. Touch ups and repairs should be accomplished on a yearly basis on most roofs.
  • Replace when the wood decking is rotting, water has been ponding long enough to damage what’s under it, or the built-up roof has failed below the coating. Coating over a roof like that is a waste of your money. If that’s where you are, here is how we handle a full flat roof replacement.

We recommend getting multiple estimates for your roofing needs. I can’t tell you how many times I have talked with Green Valley residents who have been told they needed a roof replacement when all they truly needed was roof coating. It is sad to report, but I would venture to say 70% of the roofing companies in Tucson will lean toward roof replacements than repairs. DSR Roofing is a repair-first roofing company. We will never suggest work that you don’t need. If we insist on a roof replacement, it definitely needs one. I would rather lose a roof coating job than try to apply roof coating to a roof that I know is going to fail in a couple of years. Just a couple weeks ago we had a client try to push us into a roof coating when he truly needed a roof replacement. He tried multiple times and called our office three times for an estimate. We kept telling him he needed more than typical work. I will never put a bandage on a gaping wound!

How Does DSR Coat a Roof, Step by Step?

We follow the same steps on every coating job, whether it’s a small casita roof or a whole house. On most Green Valley roofs we use TRC 7000, an acrylic elastomeric coating from Tucson Rubberized Coatings, which is a local Tucson manufacturer. Here are the steps we take when working on your roof:

  1. We document everything. Before we touch anything, we take photos, and you get before, during and after photos in a PDF for your records.
  2. We pressure wash the roof and wait until it’s dry. Coating will not stick to dirt, and we never coat a wet or damp roof.
  3. We patch all the cracks using polyester fabric and waterproofing primer. We three-course with fabric and 297X primer or TRC-510 acrylic mastic. In my opinion this is the step that matters most, because it’s what keeps scuppers, edges and vents from cracking open again in a couple of years, and it’s the step a lot of companies skip.
  4. We roll on the first coat. We roll it, we never spray it, at a minimum of 1 gallon per 100 square feet.
  5. We roll on the second coat at the same rate and take the after photos.
  6. We clean up and send you the photos.

That is the short version. If you want to see the whole thing, including priming and ponding fixes, here’s our full roof coating process.

When Is the Best Time of Year to Coat a Roof in Green Valley?

You can coat a roof in Green Valley almost any month of the year, but spring and fall are usually the easiest because the days are dry and the temperatures sit in a good range. There are a couple of rules we follow no matter the season:

  • Not too cold. TRC 7000 goes on above 55 degrees. In winter we wait for the morning dew to dry off the roof, so we often pressure wash in the morning and coat in the afternoon.
  • Not too hot. When the temperature gets above 100 degrees, we start shutting down coating operations, so in summer we start early in the morning.
  • No rain coming. If rain is in the forecast within 24 hours, we wait.
  • No morning dew. In the winter months we must wait until mid-morning or midday while the dew dries off the roof.

If you want the work done before monsoon season, it’s smart to call in the spring so you’re not fighting the summer schedule. Here’s more on the best time of year to coat a roof.

What Warranty Comes With a DSR Roof Coating?

We provide 3, 4, and 5 year roof coating workmanship warranties, and the material warranty comes from the manufacturer. Those are two different things, so here’s how it works:

  • Our warranty covers our work. It’s 3 years on two coats of TRC-7000, 4 years on two coats of TRC-10,000, and 5 years when the whole roof gets polyester fabric plus two coats. We’ll tell you exactly what your job carries in writing before you sign.
  • The material warranty comes from Tucson Rubberized Coatings. DSR Roofing roofers are “Master Applicators” with Tucson Rubberized Coatings. This means we are trained and vetted by the manufacturer to properly utilize their products and extend the TRC material warranties directly to our clients.

Will My HOA Let Me Coat My Roof?

Yes, coating a flat roof is normal work in Green Valley’s HOA communities, and most of the time the HOA just wants to make sure the color is approved. Many HOAs in Green Valley require tan coating or at least tan coating on the parapets. It is always good to find out from your HOA what color they require on your flat roof.

We have saved our clients headaches by recognizing the surrounding roofs having both tan and white coating. Often times, when we notice that pattern, we will tell our homeowners to check with their HOA about colors.

Can You Take Care of My Roof While I’m Away for the Summer?

Yes, and a lot of our Green Valley homeowners aren’t in town all year. You don’t need to be home for us to coat the roof. We send photos before, during and after, so you’ll see exactly what we did and when.

In July 2022, there was a huge hail storm that ravaged Green Valley. It hit on the evening of Friday, July 15th, and hail up to 1.5 inches across (about the size of a ping pong ball) was reported near Continental Road and I-19. On Sunday, July 17th, I remember being called by a very nice lady who said, “there’s ice in my living room.” I thought she was crazy at first, but then quickly learned about the huge hail storm. The hail had broken skylights, windows and window screens around Green Valley, and monsoon season still had two and a half months to go. We went into action and started wrapping up broken skylights so the homes were protected from the weather. We were able to help many homeowners who were out of town and gone for the summer. Modern technology does have its benefits.

If you are a “snowbird” and have a summer home away from Green Valley, we have a program called “Rooftop Guardian” where we can check your roof every six months and perform touch ups on the roof. This program is perfect for those who want to make sure someone is looking after their roof while they are gone. This program currently (as of Oct 2026) costs $229 a visit and includes a 22 point inspection and guaranteed touch-ups and reinforcements in leak-prone areas.

Green Valley Roof Coating Questions

Honest answers to the questions Tucson homeowners ask most.

How long does a roof coating job take?

A typical 2,000 square foot flat roof takes 3 visits to the roof. The first visit is to pressure wash. When it’s dry, the second visit is for the patching and first coat. The final visit is for any additional patching and the final roof coating application.

Do you spray the coating?

No. We roll every coat in Green Valley. Spray rigs usually never apply the proper amount of coating on the roofs. I have recoated literally dozens of roofs in Green Valley that were spray coated by another company and only lasted a couple of years. Rolling the coating allows our teams to ensure the proper amount of coating is applied.

How many coats does my roof need?

Most of the time it’s two. One coat can work on a newer roof that’s in good shape, but a roof that hasn’t been coated in a few years almost always needs two.

Can you coat over my old coating?

Yes. We pressure wash it, scrape anything loose, patch the cracks with polyester fabric and primer, and then coat. If the old coating is an older silver coating, it usually needs a primer first. If your roof coating is silicone, only an additional silicone coating will work.

Can you coat a shingle or tile roof?

No. Coating is for flat and low-slope roofs. Never coat a shingle roof.

Do you have a minimum job size?

No. We do small jobs and big ones. Small jobs do cost more per square foot because we still have to buy material and drive the crew out.

Is the roof inspection really free?

Yes. We walk the roof, take photos, and give you a written recommendation. If your roof doesn’t need anything yet, we’ll tell you that too.

Do you work in Sahuarita and the rest of the area too?

Yes. We coat roofs across Green Valley (85614 and 85622), Sahuarita (85629), and generally anywhere within 50 miles of Tucson.
